Start with the honest part, because on a South Hill or Browne's Addition house it comes before anything else. We do not take on homes with known lead-based paint. If your home predates 1978 and the job means disturbing the old layers — scraping back, sanding, stripping a porch column to bare wood — that is EPA RRP-certified work and we are not that contractor. You will hear it from us on the first visit, not after a deposit. Where it turns into a different conversation is when the existing paint is sound and the work is coating over it without cutting into what is underneath, and that covers a great many pre-war Spokane houses in decent repair. It also means the interior of an old house is very often work we can do when the exterior is not. That matters because the interiors of these homes are where the real skill sits anyway. A 1910s Craftsman or Foursquare has plaster walls, not drywall, and the two behave nothing alike. Plaster is harder, less forgiving of moisture, and it fails in ways drywall does not — hairline map cracking across a whole wall, or a section gone hollow where the keys have let go of the lath. Filling a hollow section with joint compound and painting it looks fine for a year and then telegraphs straight back through. Finding out whether a crack is cosmetic or structural is a knuckle test, and it takes five minutes and changes the entire scope. The other thing these houses have is old-growth fir trim, and here the most useful advice is often to leave it alone. Original fir under shellac or varnish has a tight grain that simply is not produced any more, and painting it is a one-way door — getting back out means stripping, which on a pre-1978 house runs straight into the paragraph above. If the finish is tired rather than ruined, reviving it usually beats covering it. When trim genuinely has been painted before and is coming back to us for a repaint, the issue is adhesion over whatever was used decades ago, and that wants testing on an offcut before we commit a whole room. North of the river the picture simplifies considerably. Shadle, Audubon and the postwar ranches are ordinary drywall and ordinary siding, and Indian Trail, Five Mile and Kendall Yards are newer still. These are straightforward projects where the deciding factor is timing rather than substrate. Spokane's real exterior constraint is the shoulder season: the middle of the day in April can be perfectly pleasant while the overnight low still drops below the point where a film forms properly, and a coat applied into a freeze does not recover. May through September is the window that reliably holds. Interiors run year-round.
